Commercial and residential property
Rent, outgoings and leases, sorted
Runac's property module is made for landlords who look after their own buildings, commercial or residential. Rent goes out on time, outgoings are split between tenants properly, and nothing about the lease sneaks up on you.
Rent invoiced on time, every time
Set the rent and how often it's paid: weekly, fortnightly, monthly, quarterly or yearly. Runac raises each invoice on the right day, never bills the same period twice, and won't back-bill when you add an existing lease. Residential rent defaults to GST-free and commercial to GST.
Outgoings for net leases
Council rates, body corporate, building insurance, land tax and water, each with the tenant's own share, so water can be metered while the rest is split by floor area. Add a monthly outgoings estimate to the rent invoice, then run the year-end wash-up to bill or credit the difference against the actual bills.
Leases and key dates
Lease start and end, rent reviews, option dates and insurance renewals, with a list of everything due in the next 90 days. Bonds and bank guarantees are recorded against each tenancy, including where a residential bond is lodged.
It's real accounting
Every rent invoice, payment and outgoings bill lands in the ledger, with bank reconciliation, GST and BAS built in. No exporting rent rolls into separate accounting software.
Pricing
Books is $29 a month and the property module $10 a month, GST included, for as many properties and tenancies as you have.
Is it for agents?
Right now it's built for owners and landlords managing their own properties. Trust accounting for agents managing for other owners is on the roadmap.
Can it handle commercial and residential together?
Yes. Each tenancy is set as commercial or residential, and one property can hold both.
